North Tustin, California


North Tustin is a census-designated place and unincorporated community in Orange County, California. The population was 24,917 at the 2010 census, up from 24,044 at the 2000 census. It is Orange County's largest census-designated place. It is outside the city limits of Tustin and has 92705 and 92780 ZIP Codes. The CDP name was changed from Tustin Foothills in 2005. North Tustin is the largest unincorporated community on Orange County.

Communities

Within the North Tustin census-designated place are the distinct unincorporated communities of Cowan Heights, East Tustin, Lemon Heights, North Tustin, Panorama Heights, and Red Hill. While there is no local government authority, some social and community services are provided by The , a nonprofit corporation begun in the 1960s to preserve the living environment in those communities. FCA works as a representative body for over 10,000 homes within the area.

Demographics

2010

The 2010 United States Census reported that North Tustin had a population of 24,917. The population density was 3,733.7 people per square mile. The racial makeup of North Tustin was 20,836 White, 148 African American, 104 Native American, 1,994 Asian, 52 Pacific Islander, 908 from other races, and 875 from two or more races. Hispanic or Latino of any race were 3,260 persons.
The Census reported that 24,726 people lived in households, 161 lived in non-institutionalized group quarters, and 30 were institutionalized.
There were 8,580 households, out of which 3,036 had children under the age of 18 living in them, 5,971 were opposite-sex married couples living together, 685 had a female householder with no husband present, 310 had a male householder with no wife present. There were 200 unmarried opposite-sex partnerships, and 69 same-sex married couples or partnerships. 1,276 households were made up of individuals and 764 had someone living alone who was 65 years of age or older. The average household size was 2.88. There were 6,966 families ; the average family size was 3.19.
The population was spread out with 5,857 people under the age of 18, 1,709 people aged 18 to 24, 4,613 people aged 25 to 44, 7,979 people aged 45 to 64, and 4,759 people who were 65 years of age or older. The median age was 45.6 years. For every 100 females, there were 96.3 males. For every 100 females age 18 and over, there were 94.0 males.
There were 8,866 housing units at an average density of 1,328.5 per square mile, of which 7,676 were owner-occupied, and 904 were occupied by renters. The homeowner vacancy rate was 0.9%; the rental vacancy rate was 3.4%. 22,095 people lived in owner-occupied housing units and 2,631 people lived in rental housing units.

As of the census of 2000, there were 24,044 people, 8,269 households, and 6,945 families residing in the CDP. The population density was 3,590.5 people per square mile. There were 8,417 housing units at an average density of 1,256.9 per square mile. The racial makeup of the CDP was 86.80% White, 0.56% African American, 0.36% Native American, 7.05% Asian, 0.13% Pacific Islander, 2.62% from other races, and 2.48% from two or more races. Hispanic or Latino of any race were 8.47% of the population.
There were 8,269 households out of which 34.9% had children under the age of 18 living with them, 74.2% were married couples living together, 7.0% had a female householder with no husband present, and 16.0% were non-families. 11.9% of all households were made up of individuals and 6.7% had someone living alone who was 65 years of age or older. The average household size was 2.89 and the average family size was 3.12.
In the CDP, the population was spread out with 25.0% under the age of 18, 5.4% from 18 to 24, 24.6% from 25 to 44, 28.2% from 45 to 64, and 16.8% who were 65 years of age or older. The median age was 42 years. For every 100 females, there were 96.6 males. For every 100 females age 18 and over, there were 94.4 males.
The median income for a household in the CDP was $96,230, and the median income for a family was $103,257. Males had a median income of $71,688 versus $42,785 for females. The per capita income for the CDP was $42,656. About 2.2% of families and 3.3% of the population were below the poverty line, including 3.2% of those under age 18 and 1.9% of those age 65 or over.

Education

Primary and secondary education is overseen by the Orange Unified School District and Tustin Unified School District, which also serves the incorporated City of Tustin. It has one of the highest accelerated learning percentages in the US.
